    Affordable Housing in Kenya

Your Path to Affordable Home Ownership. Structured pathways to owning decent homes designed for every Kenyan income group.

    What is Affordable Housing?

For many Kenyans, owning a home has traditionally been difficult because of high land prices, construction costs, and limited access to affordable housing finance.

The Constitution of Kenya recognises the right to accessible and adequate housing and reasonable standards of sanitation under Article 43(1)(b).

The Affordable Housing Act, 2024 provides a framework for affordable housing and defines an affordable housing unit in relation to the cost of housing not exceeding 30% of a person's monthly income.

    Why Affordable Housing Matters

Kenya continues to experience a significant shortage of adequate housing, particularly in urban areas. The programme addresses key challenges by:

    • Increasing the supply of housing units
    • Providing homes at different accessible price points
    • Creating structured pathways to home ownership
    • Supporting access to affordable housing finance
    • Expanding housing opportunities for lower and middle-income households

The most important question is not simply "Can I afford a house?", but:
"Which housing option fits my income and financial capacity?"
